Flood Preparedness & Safety Tips

Earlier this summer, I shared important information on how to prepare in case of a
hurricane. Today, I would like to revisit that topic in relation to another type of weather
emergency with the potential to affect residents of the Coastal Bend: flooding. Given our
community’s proximity to the Texas coast, many residents may already be aware that flooding
can occur near the water or in other low-lying areas. However, as illustrated by the recent floods
in Houston, flooding is a possibility even in those areas not typically at risk for this type of
weather disaster. With this in mind, I would like to share some of the necessary steps you can
take to ensure your family is safe and prepared in case of a flood.

One of the most important ways to prepare for a weather emergency is by developing a
family disaster response plan. This can be accomplished by first identifying specific flood risk
factors such as geographical location, the structure in which you reside, and personal
circumstances such as medical conditions. Another important component of this disaster
response plan is identifying evacuation strategies in order to prevent confusion and injury in
times of emergency.

In addition to a comprehensive family disaster response plan, another key way to prepare
for a flood is by creating a disaster response kit that includes items such as flashlights, batteries,
telephones, radios, and sufficient tools in case of an emergency. Other important items to
consider are blankets, pillows, seasonal clothing, and special items for infants and the elderly. Be
sure to also include first aid supplies as well as medicines and prescription drugs. Along with
various necessities, this kit should include copies of personal documents such as insurance
information, birth certificates, along with family and emergency contact information. The
American Red Cross also recommends having a three-day supply of nonperishable food and
water on hand in case of a flood.

Protecting your home, car, and other personal property should also include ensuring you
have the right insurance coverage in case of a weather event such as flooding. The National
Flood Insurance is a pre-disaster flood program designed to reduce flood disasters. There is
typically a 30-day waiting period for most insurance policies to go into effect, which is why it is
essential to have the right coverage in place before a weather emergency occurs. You can learn

In the event of inclement weather, those living in areas susceptible to flooding should pay
close attention to local emergency alerts and weather advisories issued by the National Weather
Service. These alerts and advisories are helpful in determining the risk of flooding in your area
and what, if any, action you should take. Typically, there are four key terms used that help to
indicate your risk level:

 Flood Watch: Flooding is possible due to the weather conditions in the area. Monitor
radio and television stations for more information.
 Flash Flood Watch: Flash flooding is possible. Be prepared to move to higher ground.
Monitor radio and television stations for more information.
 Flood Warning: Imminent threat of flooding in the area. If advised to evacuate, do so
immediately.
 Flash Flood Warning: A flash flood is occurring or will occur soon. Seek higher
ground on foot immediately.

When flooding occurs in your area, it is important to remember to always avoid walking or
driving through floodwaters when possible. It only takes six inches of moving water to affect the
ability to walk and two feet of water to sweep a vehicle away. Information regarding evacuation

La Posada – Toys For Tots

With the holidays in full swing, it’s the perfect time for the residents of the
Coastal Bend to join together to assist those less fortunate. In the spirit of the holidays, I
wanted to take this opportunity to bring attention to certain efforts in our area that will
benefit many families this holiday season.

Toys for Tots is a nationwide campaign and has very strong roots and
participation in Corpus Christi, Port Aransas, Rockport-Fulton, and the Coastal Bend
area. The initiative began in 1947, when Marine Major Bill Hendricks collected and
donated 5,000 toys to children in their city. The campaign was so successful that Marine
Reserve Units around the country began collecting and donating toys, under the shared
objective to “bring the joy of Christmas to America’s needy children.” Since its inception
in 1947, the U.S. Marine Corps Reserve Toys for Tots Program has distributed over 452
million toys to more than 209 million needy children across the country. Events are held
around the area to promote the Toys for Tots holiday drive effort from the public, along
with Marines from the local Naval Air Station who collect donations. With a great
military base, strong charity presence and generous-minded people and industry, District
32 is a great place for Toys for Tots to contribute to the children of our area. If you would

2023 Home Improvement Tips

Create a Budget.  Most home improvement projects end up being over budget by 10%. To avoid costly surprises during the process of improving your home, be sure to reserve 10-15% of your budget to cover unknown expenses.

Get Multiple Estimates.  It’s important to meet with at least three contractors and request detailed estimates in writing from each. Be sure to walk with them through your home to show them the exact project for the most accurate estimate.

Contact References.  One of the most important steps in the home improvement process is contacting a contractor’s references. The best way to avoid disappointing or unfinished work in your home is to contact references and ask if the contractor performed quality work on time and within budget. Did any issues arise, and if so, how were they taken care of?

Check With BBB.  Always search for a contractor or home improvement business at bbb.org to find out important business information, read reviews or complaints, and make sure they’re a legitimate business. Don’t forget to check the licenses and registration status of any contractor you hire to do work in your home.

Review the Contract.  Make sure the contract is written, dated, and signed by both you and the contractor. Be sure the contractor provides the start date and the date of “substantial completion.” The contract must provide a detailed description of the work to be done and materials involved. Laws vary between states so be sure to review what is legally required to be in your contract per your state.

Verify Insurance.  Ask for the contractor’s Workers’ Compensation Insurance Coverage sheet proving the insurance is in place, as well as the coverage page for the Commercial General Liability policy (CGL). Request that the contractor add you as an additional insured on the policy to protect you if a worker injures himself on your property.

Check the Permits.  Always check to make sure the contractor has obtained all building, plumbing and electrical permits required. If a contractor avoids pulling the permits himself, this is a major red flag.

Stay Up-To-Date.  If any changes arise that involve an increase in cost or change in work, ask the contractor for a “change order” to fill out and sign. It should provide the original contract price, a detailed description of the new work, its cost, and the updated total, signed and dated by both parties.

Red Flags

Door-to-Door Contractors.  If a contractor appears on your doorstep and claims they are doing work in your neighborhood or they have “extra materials,” it’s best to decline any offer for work. Reliable businesses will give you time to do your research before committing.

Pulling Permits.  If a contractor asks that you pull the permit for your home improvement project, it may be a red flag that the contractor isn’t properly bonded and insured. Legitimate contractors are responsible for getting all required permits for the job.

Payment Upfront.  If a contractor asks for payment upfront, this is a major red flag. Never pay a contractor in cash, use a credit card or check. A trustworthy contractor should accept a payment plan of one-third upfront, one-third halfway through completion, and one-third when the project has been successfully completed.

Using a Lender.  If a contractor pressures you into using his preferred lender, this is typically a red flag. If you need to take a loan out to pay for the project, research lenders on your own and be sure to review interest fees, terms of agreement, and more.

Inaccessible. If you can’t verify the contractor’s contact information, location, or credentials, this is a major red flag. You should be able to find information online about the contractor, his business, and his contact information.

A Second Causeway To Padre Island ??

A delegation from North Padre Island will consult with TxDOT representatives in December to discuss the need for a second causeway between the island and Corpus Christi’s mainland. Although many locals have been considering it for years, the new expansion is giving the project greater momentum. District 23 State Representative Todd Hunter remarked, “The Port Aransas, Padre Island, Flour Bluff Zone, it’s one of the largest real estate areas currently.” Growth that was hardly noticeable twenty, ten, or even five years ago when Ted Mandel, a retired man, chose the island lifestyle. Mandel predicted that there would be more visitors and residents and that everyone would encounter traffic bottlenecks on weekends during the summer and spring vacation. Mandel claimed to have observed the drawbacks of having a single causeway.

Ted Mandel urged. “How many reminders do we need? One of the electricity poles on the causeway back there fell just a week ago,” someone said.
Owner of Hard Knocks Rod Lewis remarked, “It’s not just a safety problem. But if you close those specific lanes and people can’t get here, it’s a problem for businesses.
The decision to lead the charge to start construction on a second causeway was made by Mandel and Hunter.

You’re noticing more traffic, remarked Hunter. You’re beginning to notice various weather patterns that demonstrate the need for and the gravity of having evacuations, so occasionally the timing simply happens. A causeway has been considered in the past starting at Roddfield Road, going along Yorktown Boulevard through Flour Bluff, and crossing the Laguna Madre. Hunter stated, “We have a group looking at several areas. To even start addressing the issues of whether, when, how much, and who will pay for a second causeway, numerous studies, including wildlife studies, are required.

Padre Island’s Hardknocks Sports Bar & Grill will host a meeting on December 12 from 10 to 11:30 a.m.
TxDOT representatives are anticipated to attend a second meeting at Hardknocks on December 15 from 3:45 to 4:45 p.m.
In January’s legislative session, Hunter said he wants to be ready to speak with other state members.
Because there is a transportation need for the entire state of Texas as well as the local area, Hunter added, “We’re going to start looking at funding places statewide.”

Padre Island Housing Data – January 2022

The Local Real Estate Market has started the year off in a positive direction with prices!
As we monitor the market closely…The 2 notable areas to watch are the amount of inventory nearing lows, and a standard 30-year rate fixed mortgage up a little over 1% from last month as we eagerly await the FED’s decision by end of the 1st quarter regarding tapering and its possible impact on market conditions.

Days on the market for sale have decreased to an average of 68 days on the market. 39% of all the sales in January were priced between $300,000 – $399,999. The Median Price of homes has risen substantially by 23.6% to a price of $370,000. The market is certainly holding steady and it’s still a decent time to list your home with inventory still quite low and the spring buyers are already out looking.

MAYOR NELDA MARTINEZ: STATE OF THE CITY

“Bold and Balanced Growth” is how Mayor Martinez described our Emerald City by the Bay, Corpus Christi – and she isn’t kidding. On the afternoon of February 6, 2014, at the American Bank Center, she touched on two major statistics that will hopefully make a big impact in the Real Estate realm this coming year.

Corpus Christi is one of the fastest growing metro economies in the United States coming in at No. 10 with a 3.8% increase in 2013 and a projected 3.1% increase for 2014. This is also due to a 4.3% rise in jobs. More people coming to Corpus = more buyers in the real estate market! Finally, the scale is tipping.

Mayor Martinez also pointed out that since 2010, there has been a housing rise of 19%. There has been a sizeable increase in new construction in Corpus, creating roughly 3,800 new jobs in 2013. Why would there be this kind of boom in new construction you ask? Because we want to be prepared for the economic growth that is expected. From 2012 to 2013, there was a 32% increase in new residential permits alone.

With that though, there has been a shortage of affordable housing. The city is attempting to change this by building some low-income housing, such as The Palms at Leopard, to accommodate 120 apartments, which broke ground Nov. 14, 2013, on Leopard Street. The goal is to offer a healthy mix of housing options throughout Corpus Christi, and to continue with neighborhood cleanups.

As for the Island, Schlitterbahn is projected to bring mass amounts of people to the park, increasing the growth and relevance of the island. Property values are expected to increase due to this exposure, and there will certainly be many more people looking to buy and rent around the island.

Parents Push Through Day 1 of Back to School Schedules

Many schedules changed Monday for students heading back to school as summer comes to an end. Now, parents are left with the chore of planning around the new agendas. Some parents in the coastal bend told us what items were topping their back to school “To-do” lists and how the school year affects their routines.

“Running late, having to make them breakfast every morning,” a mother of two said.

Adam Young, a father of 5 agreed, saying a hot meal is a good way to send off the students.

“Eggs, oatmeal the whole thing, we just make sure that they have a good hot breakfast usually, you know something not too high in sugar,” Young said.

Young says adjusting schedules is just one thing on the back to school list that most parents, he works out, with at Flex Fit 24/7 can agree on.

“I schedule around picking my kids up and dropping them off at school,” Bert Ramos said.

Marlene Pineda followed that with her early bird wake up call now that she is a mother of three, including twins.

“I’m up at 6 o’clock in the morning, just really getting them out the door and the twins along with the ride,” Pineda said.

Rides to school are accompanied with heavy traffic around campus, causing another hiccup in the morning commute that parents try to combat.

“I dropped my daughter off who just started preschool and it was chaotic, it was crazy,” Annalaura Perez, mother of two, said.

“The school zones, the traffic, the school traffic it’s horrible,” another mom said.

Young says, “If you get up early enough and get them there soon enough not too bad, that the trick.”

For some parents though, the real trick is getting the kids out of bed before they can get the wheels in motion.

“My son doesn’t like getting up in the morning,” one mom added.

Overall, parents are happy to be in the early stage of their post-summer agendas.

“I think it gives me a little bit more free time to kind of get to work, do more things, maybe get to work out,” Pineda said.

“Be able to run errands without having to pull two kids in and out of the car,” another parent added.
